            performed a site observation in April 2026 and documented representative conditions across several important building systems. The observation included balcony water intrusion review, exterior cladding and sealant review, courtyard and pool-area review, and roof maintenance observations.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The field review included visual observations, exploratory openings at selected balcony areas, moisture meter readings at suspect locations, and thermal imaging observations where conditions suggested potential air or water movement. This type of building envelope consulting helps buyers and property teams move beyond assumptions and prioritize the conditions most likely to affect performance, cost, and risk.

           Balcony Water Intrusion Indicators
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Observation openings were made at selected balcony areas to look for evidence of water intrusion. One inspected balcony area displayed an anomalous condition consistent with water intrusion, and moisture meter testing detected elevated moisture in the substrate. A failed sealant condition was also observed where an upper balcony met the exterior cladding.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h3&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Exterior Cladding and Sealant Concerns
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Multiple exterior sealant conditions were not installed to industry standards. Typical observed conditions included sealant that could be penetrated behind the joint, sealant adhesion failure, omitted sealant at an EIFS-to-patio transition, and anomalous EIFS conditions that did not appear consistent with accepted exterior enclosure practice. The observation report also noted that sealant replacement would likely be needed within the next five years.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h3&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Brick Veneer and Exterior Staining
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The review identified an anomalous brick veneer condition at a lower area of the building, including areas where veneer alignment appeared inconsistent with adjacent conditions. Brick veneer staining was also observed and was considered likely treatable through cleaning, separate from more substantive enclosure performance concerns.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h3&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Courtyard, Pool, and Grade-Related Conditions
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The courtyard and pool area showed cracking that followed a control joint in the flagstone and continued toward the pool area. Adjacent cracking appeared to follow the grade change of the land. Some units were observed to be lower than the adjacent flagstone and pool area, and flashing was not observed at the wall in this condition. Thermal imaging also showed a temperature disparity at the base of the wall, which indicated a potential pathway that could contribute to water intrusion if the area were exposed to water.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h3&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Roof Maintenance and Rooftop Equipment Concerns
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The roof review identified maintenance and modification needs, including roof debris removal, termination bar and fastener corrections, hurricane strapping, and improved attachment of rooftop units. The report recommended that rooftop units be attached to the roof in accordance with FM Global and NRCA standards.
          &#xD;

            of the curtain wall assembly. In a building like this, leaks may appear to come from the window system, but the actual source is not always obvious from interior symptoms alone.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Water can travel through adjacent wall components, transitions, sealant joints, or surrounding envelope details before it becomes visible inside.

           The goal of this investigation was to determine whether the curtain wall was allowing water intrusion under test conditions, identify how the assembly performed under pressure and spray testing, and help the client move closer to the actual source of the problem.

           Our Water Infiltration Testing Approach

            carried out a structured water infiltration investigation at the UTSA John Peace Library in San Antonio. According to the project PDF, the procedure included four major phases: selection of the curtain wall assembly, construction of the air chamber frame wall, air chamber and equipment calibration, and water infiltration testing using ASTM E783, ASTM E1105, and AAMA 501.2.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           Testing focused on the library’s curtain wall areas at both the north and south ends of the building.
          &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            A custom-built air chamber was constructed so the team could depressurize the assembly and evaluate air and water performance under controlled conditions. The investigation also included calibration of the pressurized water spray rack equipment and the spray nozzle equipment used during the testing process.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            This kind of process is important because

           the building was experiencing active water entry under test conditions.

    &lt;strong&gt;&#xD;
      
           the window system was eliminated as the primary source of water infiltration.

Leaks around an atrium or storefront assembly may be related to the wall system, sealants, transitions above the fenestration, or other details that are not obvious from the interior alone.

           active intrusion was observed on the east side of the atrium tower above the windows
          &#xD;

           , confirming that the problem was tied to specific envelope conditions rather than a uniform issue across the entire tower.

    &lt;/span&gt;&#xD;

            The field observations also pointed to visible distress at the exterior.

           Cracking was noted above the windows in the area of concern, and sealant-related defects were observed, including continuity issues at recent sealant work.

           Taken together, those findings supported the conclusion that the client was dealing with more than a surface stain or isolated maintenance issue. The conditions indicated a building envelope problem that needed a defined repair plan.
