Know Before You Buy: San Antonio Building Envelope Inspection for a Multifamily Property

When a buyer, owner, or management group evaluates a commercial or multifamily property, the visible condition of the building rarely tells the full story. Balcony stains, sealant gaps, courtyard cracking, roof details, and interior moisture symptoms can all point to larger building envelope concerns that should be understood before money is committed to a purchase or repair plan.
Building Envelope Solutions was asked to perform a confidential building observation at a San Antonio multifamily property so the client could better understand potential roof, wall, balcony, courtyard, and water intrusion conditions. The goal was simple: help the client know before they buy.
What the Client Needed to Know Before Buying
The property had multiple exterior conditions that required third-party review from a building envelope consultant. The client needed to know whether observed staining, moisture, cracking, and roof conditions were isolated maintenance items or signals of broader enclosure risk.
For a multifamily property, these questions matter. Balconies, cladding transitions, sealant joints, EIFS details, pool decks, courtyard walls, and roof assemblies all interact with water, movement, and long-term maintenance. If these conditions are not evaluated before purchase, the buyer may inherit repair costs, tenant disruption, and preventable water damage.
Our Building Envelope Observation Approach
Building Envelope Solutions performed a site observation in April 2026 and documented representative conditions across several important building systems. The observation included balcony water intrusion review, exterior cladding and sealant review, courtyard and pool-area review, and roof maintenance observations.
The field review included visual observations, exploratory openings at selected balcony areas, moisture meter readings at suspect locations, and thermal imaging observations where conditions suggested potential air or water movement. This type of building envelope consulting helps buyers and property teams move beyond assumptions and prioritize the conditions most likely to affect performance, cost, and risk.
What Building Envelope Solutions Observed
Balcony Water Intrusion Indicators
Observation openings were made at selected balcony areas to look for evidence of water intrusion. One inspected balcony area displayed an anomalous condition consistent with water intrusion, and moisture meter testing detected elevated moisture in the substrate. A failed sealant condition was also observed where an upper balcony met the exterior cladding.
Exterior Cladding and Sealant Concerns
Multiple exterior sealant conditions were not installed to industry standards. Typical observed conditions included sealant that could be penetrated behind the joint, sealant adhesion failure, omitted sealant at an EIFS-to-patio transition, and anomalous EIFS conditions that did not appear consistent with accepted exterior enclosure practice. The observation report also noted that sealant replacement would likely be needed within the next five years.
Brick Veneer and Exterior Staining
The review identified an anomalous brick veneer condition at a lower area of the building, including areas where veneer alignment appeared inconsistent with adjacent conditions. Brick veneer staining was also observed and was considered likely treatable through cleaning, separate from more substantive enclosure performance concerns.
Courtyard, Pool, and Grade-Related Conditions
The courtyard and pool area showed cracking that followed a control joint in the flagstone and continued toward the pool area. Adjacent cracking appeared to follow the grade change of the land. Some units were observed to be lower than the adjacent flagstone and pool area, and flashing was not observed at the wall in this condition. Thermal imaging also showed a temperature disparity at the base of the wall, which indicated a potential pathway that could contribute to water intrusion if the area were exposed to water.
Roof Maintenance and Rooftop Equipment Concerns
The roof review identified maintenance and modification needs, including roof debris removal, termination bar and fastener corrections, hurricane strapping, and improved attachment of rooftop units. The report recommended that rooftop units be attached to the roof in accordance with FM Global and NRCA standards.
